Community Room Policy

Little River Housing Communities (LRHC) Community Room exist to serve the needs of LRHC residents and the community. The priority of usage is (1) Residents (2) Community and Civic Groups; (3) LRHC employees/retirees; and (4) Private parties/functions.

To assure the proper use of the facility and to protect the physical condition of the facility, the following rules and regulations have been established.


RESERVING THE COMMUNITY ROOM:

  1. A completed User Agreement form must be submitted each time the Community room is requested.
  2. All groups, organizations and individuals should schedule for the use of the community room as much in advance as possible.
  3. Lessee must be present at and responsible for the event.
  4. Key can be placed in the window slot in the lobby or placed in the outside drop box.

RENTAL & OTHER FEE:

  1. Lessee will pay a $100.00 rental fee via money order, personal check or Certified Check (made payable to Little River Housing Communities) before receiving the key.
  2. A $25.00 return check fee will be charged for any returned check.

RULES AND CONDUCT:

  1. Lessee is responsible for the conduct of persons attending the activity.
  2. Lessee will be responsible for cleaning the Community Room including the restrooms.
  3. All chairs and tables must be returned to their original position. DO NOT DRAG CHAIRS OR TABLES ACROSS THE FLOOR.
  4. All trash must be placed in containers and disposed of in the trash receptacle located behind the office.
  5. Floors must be swept. Floors must also be mopped if any food is on floor or spills have occurred. (Broom and mop are provided and are in the kitchen area. Empty mop bucket and store equipment in the manner in which you found it when done.)
  6. Please leave dirty dishtowels, towels, etc. in the kitchen sink - we do the laundry.
  7. Kitchen area must be cleaned and restored to its original condition. If stove is used, make sure it's turned off prior to leaving. LRHC does not furnish paper plates, napkins, cups, coffee, silverware, etc.
  8. All bathroom faucets and lights must be turned off prior to leaving. Bathrooms are to be left clean with no water running.
  9. All doors must be shut and secured prior to leaving.
  10. The thermostat must be returned to its original setting prior to leaving.
  11. No smoking is allowed in the building or outside within 25 feet of any entrances.
  12. No alcohol or any controlled substance is allowed on the premises.
  13. No gambling is allowed on the premises.
  14. No pets are allowed, with the exception of licensed service animals.
  15. No thumbtacks or any device that would leave a mark or make a hole in the walls, ceiling, doors, or any part of the facility are allowed.
  16. Entertainment is allowed (such as musical groups, magicians, etc.) with the consideration of noise level.
  17. Adult supervision is required at all events.
  18. NO FIREARMS OR WEAPONS OF ANY TYPE ARE ALLOWED ON LRHC PROPERTY.
  19. Any misrepresentation as to the nature of the group or activity, or misconduct on the part of the lessee or lessee's guests, subjects the lessee to immediate cancellation of this agreement. Misrepresentation shall be considered cause for no future use of the Community Room by the party or parties.
  20. All activities must be concluded and building secured by 10:00 PM.

INDEMNIFICATION:

To the extent permitted by law, Lessee shall indemnify and hold harmless LRHC, its officers, directors, beneficiaries, partners, agents, and employees from and against all fines, suits, damages, claims, demands, losses, and actions (including attorney's fees) arising out of, or relating to, all acts, failures, omissions, and negligence of Lessee, his or her agents, employees, visitors, guests, invitees, and contractors arising out of, or in any way relating to, Lessee's use of the Community Room. This indemnification shall apply both to claims of third parties and to claims of the Lessee or any guest of the Lessee.

LITTLE RIVER HOUSING COMMUNITIES RESERVES THE RIGHT TO DENY THE USE OF ANY FACILITY WHENEVER THE AUTHORITY DEEMS SUCH DENIAL TO BE IN THE AUTHORITY'S BEST INTEREST. LITTLE RIVER HOUSING COMMUNITIES FURTHER RESERVES THE RIGHT TO MODIFY OR WAIVE THESE RULES WHENEVER THE AUTHORITY DEEMS SUCH MODIFICATION OR WAIVER TO BE REQUIRED BY SPECIFIC CIRCUMSTANCES OR EMERGENCIES.
